How to prepare your home for a Home Inspection!

 Buying or Selling a home?

 As a homeowner preparing to sell your home can be stressful.. Here are some tips to help relieve stress when preparing your home for an inspection

  • Providing open access to all  appliances Making sure that accesses are free and clear of stored items to the homes  furnace, water heater and air- conditioning units.
  • Remove items blocking access electric service panels, crawlspace areas, attic,  etc.
  •  Make sure that all locked areas such as  the garage is open and that any water heater, utility panel, shutoffs and resets for ground-fault circuit interrupters (GFCIs) within are accessible.
  •  Unlock areas the inspector must access, such as attic doors or hatches, electric service panels, closets, fence gates and crawlspaces.
  • If the home is vacant, making sure  that all utilities are on to the home (electric, gas, water) with gas pilot lights burning.
  • All animals should be kenneled or. Ideally, they should be removed from the premises or secured outside, back yard fenced in areas will need to be accessible for inspector as well its importnt to let your agent know about any pets at home.
  • Replace burned-out bulbs to avoid a “light did not operate” report that may suggest an electrical problem.
  • Remove stored items, debris and wood from the  in crawlspaces and around foundation walls. These may be cited as conditions that attract  wood-destroying insects.
  • Trim tree limbs to 10 feet from the roof and shrubs to 1 foot from the house to allow visibility to grounds and wall structure of home
  • Attend to broken or missing items such as doorknobs, locks and latches, windowpanes, screens,  locks, gutters, downspouts and chimney caps.
